Commercial Facade Inspections & Testing FAQs

How long does sealant last?

Different types of sealant last for different amounts of time. Urethane sealants are deteriorated by sunlight and break down due to extended exposure. Silicone sealant reacts slower to UV exposure and therefore lasts longer.

What is the most common source of leakage in masonry wall systems?

Thru-wall flashing is the most common leak source. The flashing is an integral part of the system that is not visible once the wall is constructed. If not properly installed, water bypasses the flashing and leaks into the building.

What testing provides verification that an AVB is properly installed?

ASTM E1186 is commonly followed to confirm installation methodologies. PosiTesting (bubble testing) is commonly used to test for air leakage through the AVB system.
